Landscaping Operations Update
Wow, we sure have had some wild weather this month! First the hurricane, and then a lot of rain! While we’re always happy to have your landscaping nourished by nature, the rains have delayed addressing the regular mowing and trimming schedule as well as the remaining hurricane damage cleanup.
Regular Mowing and Trimming
The landscapers resumed mowing and trimming on Monday and are working east to west as per normal. Because the grass has grown so much during the rain delays the landscapers are having to remove excess clippings, which is adding a little more time to the process. They anticipate completing this week’s service by Saturday.
Ongoing Hurricane Cleanup
An additional landscaping crew is working through the community to remove large, dead limbs from trees. You have probably noticed that there are a lot of them, so crews will be working through next week to complete the task.
Tree Removal
Currently, there are a few dozen more dead or dying trees to be taken down throughout the property. The same crew removing dead limbs will work on removing those trees and stump grinding through next week. We appreciate the aesthetic impact of the tree loss over the last few years, so we have been working with your Board of Directors on a plan to add more trees to the property with available funds. We will have more information to share this fall.
We appreciate your patience as we continue to work towards restoring your landscaping and getting back into a regular routine.
Regards,
Community Management
Temporary Community Policy & Procedure Adjustments
We hope this message finds you well as many continue to work towards recovering from the impact of Hurricane Beryl. We understand that these past weeks have been challenging for everyone affected by the substantial damage caused to our community. We hope life has returned to some sense of normalcy for everyone.
Considering ongoing recovery efforts, we want to inform you of some important adjustments to community policies and procedures:
- Pause on ARC Applications effective July 15: Typically, repairs and replacements to the exterior of your property require submission, payment, and approval of an ARC Application. This requirement is suspended temporarily for hurricane related repair and replacement of roof systems, fencing, and trees only. Work must be like-for-like (the exact same as what was there before) AND in compliance with your Community-Wide Guidelines. See item 5.
- Roofs Paused until…To Be Determined
- Fencing Pause until August 14
- Trees Pause until September 12
- Pause on Deed Restriction Violations effective July 8: Your Boards paused issuing deed restriction violations for hurricane damage to roof systems, fencing, and trees only. This is to provide homeowners with the flexibility needed during this recovery period.
- Roofs Paused until…To Be Determined
- Fencing Paused until September 12
- Trees Paused until September 12
- Continued Deed Restriction Inspections: Inspections to assess hurricane damage and ensure compliance with governing documents have been ongoing since the day after the hurricane. These inspections aim to establish an accurate baseline for future reference regarding hurricane-related repairs versus discretionary projects.
- Future Policy Adjustments: We understand the challenges related to labor and material availability that ultimately may not comply with the previously stated deadlines. Your Board of Directors and management will continue to monitor progress and make any necessary adjustments to the deadlines.
- Community-Wide Guidelines: Click here for the latest version of the guidelines.
- Roofs pg. 16
- Fencing pg. 11-13
- Trees pg. 20
- Stay Informed: We will keep you updated regarding any changes to these policy suspensions through mass emails, the Community Website, and the community Facebook page.
Please feel free to reach out if you have any questions or need further clarification at help@shadowcreekranchhoa.com.
