Temporary Community Policy & Procedure Adjustments

We hope this message finds you well as many continue to work towards recovering from the impact of Hurricane Beryl. We understand that these past weeks have been challenging for everyone affected by the substantial damage caused to our community.  We hope life has returned to some sense of normalcy for everyone.

Considering ongoing recovery efforts, we want to inform you of some important adjustments to community policies and procedures:

  1. Pause on ARC Applications effective July 15: Typically, repairs and replacements to the exterior of your property require submission, payment, and approval of an ARC Application. This requirement is suspended temporarily for hurricane related repair and replacement of roof systems, fencing, and trees only.  Work must be like-for-like (the exact same as what was there before) AND in compliance with your Community-Wide Guidelines.  See item 5.

    • Trees               Pause until September 12
  2. Pause on Deed Restriction Violations effective July 8: Your Boards paused issuing deed restriction violations for hurricane damage to roof systems, fencing, and trees only. This is to provide homeowners with the flexibility needed during this recovery period.

  3. Continued Deed Restriction Inspections: Inspections to assess hurricane damage and ensure compliance with governing documents have been ongoing since the day after the hurricane. These inspections aim to establish an accurate baseline for future reference regarding hurricane-related repairs versus discretionary projects.
  4. Future Policy Adjustments: We understand the challenges related to labor and material availability that ultimately may not comply with the previously stated deadlines.  Your Board of Directors and management will continue to monitor progress and make any necessary adjustments to the deadlines.
